This development encompasses a 25-storey residential tower and a 9-storey office building over two basement levels that extend across the site.

The building is founded on a raft, with contiguous piled retaining walls across the basement limits, with party walls on 2 sides and roads on the other 2 sides. Terrell designed the basement box & raft foundation to limit deflections of the structure and the neighbouring buildings.

The superstructure is a concrete frame with flat slabs, walls and columns. The office building was provided with post tensioned concrete slabs achieving spans of 10m.
